Decide what kind of new home you want to buy

Decide on a builder
If you are looking to build a home select a builder who specializes in the type of home you want to buy. Make sure they have experience in the location you want to build, and that they have a history of building quality homes. Other important questions to consider are: When are they available to begin your project? Do they offer a comprehensive warranty? Are they financially stable? Take the time to check their references and talk to past customers.
Select a lot
when choosing a lot take into consideration the location, school district and acreage. Another important decision is whether or not to purchase a lot within a community. Communities (or developments) may include clubhouses, pools, golf courses, sports activity centers and other amenities, so you'll want to be sure to get information on the entire community, as well as the proximity of the available lots to these amenities. Typically, lots located close to such attractions as golf courses, clubhouses or lakes maintain a higher re-sale value. Secure financing
Determine how much you want to borrow, at what rate, and for how long. Your Mortgage Representative will ask you for the standard documentation: your latest income tax returns, statements detailing your assets, your credit history, and so on. Keep in mind that your loan will be approved at the time you finalize the sales contract with the builder, but you won't assume the mortgage until the house is finished. Select your home and options
Radtke Homes maintains a vast inventory of house plans. Our sales associates will help you select the most appropriate home for your lifestyle. Things to consider are: Do you want a one story or two story house? Do you need a two or three car garage? How many bedrooms? Storage space and closets is area often overlooked. Once the plans are selected, we then help you personalize them. First, there are the structural options, such as floor plan reconfigurations and exterior façade. Second, there are the design options, which include mainly interior features, from kitchen cabinetry to bathroom fixtures. Our sales associates will help guide you through the entire process.
Finalize sales contract
Once all the selections are made in consideration to your home, our sales associates will then help you through the reading and signing of the sales contract. The contract will specify, to varying degrees, the dimensions and features of the proposed home, including but not limited to, the site plan, materials to be used, and delivery date.
Break ground
Constructing a home can vary in time frame. Some homes can take a few as four months; others can take the better part of a year or more. The time is dependent many variables, such as the complexity of the home itself, availability of construction materials and tradesmen and the weather. Typically, at time of signing the sales contract, we will have a good idea of all the variables. Of course, the weather is at no ones command.

How much money will I need at closing?
Your closing costs will depend upon the sale price, the amount of your down payment and the various fees connected with the purchase of your home. How quickly can I move into a Radtke Home?
Typically, when you purchase a newly constructed home, the process can take anywhere from 1 month to a year, or more, depending on the schedule and timing of your particular home and home site. Your personal sales consultant will be better able to answer this question for you with reference to your home.
